Land flipping investment strategy rises in Buenos Aires
A new real estate investment trend known as “land flipping” is accelerating within the urban corridors of the Buenos Aires Metropolitan Area (AMBA). This strategy involves identifying, acquiring, and structuring land parcels with suboptimized value to resell them within a 12 to 18-month window.
According to Tomás Cabuli, founder of Flipping Arquitectura, the model functions as a form of urban arbitrage and risk mitigation. Investors absorb the initial friction of the process—such as negotiating with heirs or resolving complex inheritance issues—to deliver a “cleansed” and ready-to-execute asset to developers. This allows developers to focus on their core business of construction and sales rather than land consolidation.
The strategy focuses on areas undergoing consolidation or reconversion, particularly in spillover zones from premium neighborhoods where land value has not yet reached its full potential. By targeting land that can support medium to high-density projects, the model aims to provide high efficiency. Estimated net returns for these operations are reported to be between 20% and 40% in USD.
