LandValuePH launches free database for Philippine BIR zonal values

LandValuePH, an independent property valuation platform, has launched a free, searchable online database containing 534,228 Bureau of Internal Revenue (BIR) zonal value records. The platform consolidates official government data into a single interface, allowing users to access information without registration.

The database covers 48 of the Philippines’ 82 provinces, encompassing 905 cities and municipalities and 34,321 barangays. It includes various property classifications, such as residential, agricultural, commercial, and industrial. These zonal values are critical benchmarks used to determine the tax base for capital gains tax, documentary stamp tax, and estate tax.

Previously, accessing these public records required a manual process of identifying the correct Revenue District Office (RDO) and searching through individual Excel files or department orders. The new system indexes these records to allow for instant location-based searches. While the platform provides streamlined access, users are advised to verify results against the latest official BIR issuances for formal tax filings or property sales.
