Languedoc-Roussillon real estate and population trends

The Languedoc-Roussillon region in southern France is experiencing significant shifts in both real estate values and demographic trends. In the Pyrénées-Orientales department, coastal property prices show varied performance. Collioure remains the most expensive seaside location with an average price of 5,302 €/m², while Le Barcarès offers more accessibility at 3,024 €/m². While the national real estate market has seen a slight decline, the coastal areas of Languedoc-Roussillon have maintained a degree of resilience, with average prices rising 0.4% over the last year.

Demographically, several communes in the region are seeing rapid population growth. Between 2017 and 2023, towns such as Restinclières, Saint-Jean-de-Védas, Pia, and Beauvoisin recorded population increases ranging from approximately 27% to over 38%. This growth is driven largely by migration, including an influx of young retirees. However, challenges remain regarding long-term retention, as some residents depart due to health needs, family relocation, or changing environmental conditions.
