AI prompts global companies to adopt flexible office space models

A new study by International Workplace Group (IWG) of CEOs and CFOs finds that artificial intelligence is reshaping corporate real‑estate strategy. Sixty percent say AI has made it harder to forecast office‑space needs for the next two years, and 88 % consider flexibility essential as technology evolves rapidly. The survey shows that 42 % believe AI enables remote work and reduces the need for a central headquarters, 39 % say it drives flexible or decentralized office layouts, and 37 % note it expands access to global talent.

Consequently, almost all executives (99.8 %) are shifting real‑estate costs from fixed to variable models, freeing capital for growth. More than half (57 %) are actively investing in hybrid workspaces, while 55 % are exploring networks of offices nearer employees’ homes. The findings echo similar trends reported in Latin America, where large firms are increasingly adopting adaptable coworking and flex‑space solutions to cut costs and respond to hybrid work demands.

Industry commentators, including analysts at WeWork and Robert Half, highlight that the move away from traditional, long‑term leases toward capital‑light, scalable office arrangements is accelerating, driven by AI‑enabled productivity gains and the need for agile work environments.
