Lezhë real estate prices rise amid increased investor demand

Real estate prices in the Lezhë region of Albania are experiencing a significant upward trend, driven by increased demand from both domestic and foreign investors. Over the last two years, apartment prices have risen by an average of approximately 10%, with coastal areas seeing even sharper increases.

In the Shëngjin area, specifically in Rana e Hedhun, prices have reached up to 2,700 euros per square meter. Other areas in Shëngjin range from 1,400 to 1,500 euros per square meter, while port areas start at 1,000 euros. In the city of Lezhë, prices have climbed from a previous level of 800 euros to between 900 and 1,000 euros per square meter.

Key drivers for this growth include improved construction quality, infrastructure developments such as the bypass near Rana e Hedhun, and a booming tourism sector. Investors are increasingly viewing coastal properties not just as seasonal homes, but as viable assets for generating rental income.
