L’Hospitalet rental prices drop following regulation

Since the implementation of rental price caps in March 2024, average rental prices in L’Hospitalet have decreased by 6.2%. In the first quarter of 2026, the average monthly rent stood at 824 euros, compared to 880 euros during the same period in 2024.

Despite the price drop, residents report significant difficulties in finding housing. The number of signed rental contracts fell from 1,309 in the first quarter of 2024 to 851 in the first quarter of 2026.

Experts from the Cambra de la Propietat Urbana de L’Hospitalet suggest that the cap may be reducing long-term rental supply, as some owners are opting for the sale market or temporary rentals instead of long-term contracts.
