Lithuanian real estate prices projected to grow moderately by 2026
Lithuanian real estate analysts anticipate a period of moderate growth and stabilization for the housing market heading into 2026. After a period of stagnation caused by high interest rates in 2023–2024, the market saw a cautious recovery in 2025 as rates began to decline.
Experts suggest that annual price increases may range between 3% and 7%, a significant slowdown compared to the 15–20% growth seen in previous years. This moderate trajectory is attributed to high construction costs and limited supply of new projects in major cities.
In Vilnius, prices for new builds in popular districts have reached the €3,000–€3,500 per square meter range, with central or prestigious locations exceeding €4,000. Continued modest growth of approximately 4–6% is expected in the capital, particularly in areas with limited supply such as Žvėrynas and Antakalnis.
