Lithuania's Housing Market Faces Rising Costs and Affordability Challenges
Experts highlight that buying a home in Lithuania involves many hidden expenses beyond the down‑payment and monthly mortgage instalment. Rasa Narė, head of the client‑experience centre at Citadele Bank, notes that mandatory costs such as property valuation, notary fees, registration and mortgage administration can amount to several hundred euros and must be budgeted before signing a contract. She stresses that overlooking these early‑stage outlays can leave buyers short of cash even when the loan is approved.
At the same time, house prices have surged dramatically. Data from Eurostat show a 11.9% annual increase in the first quarter of 2026, far outpacing the EU average of 5.1%. Economist Raul Eamets warns that while wages have risen about 8.4% annually, the price‑to‑income gap is widening, pushing many households toward the upper limits of affordability. Supply constraints, especially in major cities like Vilnius, and strong investment demand keep the market tight, suggesting further price pressure despite the looming ceiling.
