Ljubljana housing market faces rising rental costs and affordability challenges
Recent market analyses highlight significant challenges in the European housing market, particularly regarding rental affordability and property purchase costs. In Slovenia, rental prices in Ljubljana have reached approximately 42.5% of the average net monthly salary of €1,680. This places the average rent in the capital at €715, significantly exceeding the financial recommendation that housing costs should not exceed 30% of income.
Data from Eurostat indicates that 44.7% of young adults aged 18 to 34 in Slovenia live with their parents, a figure that has increased by 10 percentage points over the last decade. The average age of leaving home is 28.8 years, the eighth oldest in Europe.
A Deutsche Bank report, ‘Mapping the World’s Prices 2026’, compares property prices across 69 cities. While Swiss cities like Zurich and Geneva lead Europe with the highest costs per square meter, Ljubljana is ranked among the more affordable European cities with an average price of approximately €4,300 per square meter. Other major European cities, including London, Paris, and Vienna, maintain significantly higher purchase prices compared to the Slovenian capital.
