Recent high-value real estate transactions in Taipei and Hong Kong highlight diverse investment strategies among wealthy buyers.
In Taipei's Songshan District, a buyer completed a cash purchase of a high-floor unit in the luxury development Ruentex Dunfeng for NT$188.88 million. The buyer, identified as a Mr. Lin, previously purchased a military housing unit in 2021 for NT$29.20 million using a mortgage. Real estate experts noted that high-net-worth individuals often opt for all-cash transactions for premium properties to improve capital efficiency and reduce transaction uncertainty.
In Hong Kong, travel influencer Sioux (Zhang Kanan) finalized the purchase of a luxury unit in the Waterfront II development in North Point for HK$136.8 million. Unlike the Taipei transaction, this purchase involves a significant mortgage through Bank of China (Hong Kong). With an estimated interest rate of 3.25%, the monthly mortgage payments are projected to reach approximately HK$420,000. Sioux, a former accountant, stated the purchase is intended for personal residence.
