Madrid luxury real estate market expands with high-end offerings

Madrid is consolidating its position as a global destination for luxury residential real estate, attracting significant international capital. According to the Colliers Luxury Homes 2026 report, the market is seeing a rise in high-value properties, with 41% of new luxury developments for sale exceeding 5 million euros. The report identifies a new ‘Trophy’ segment for properties priced above 10 million euros, which currently accounts for 14% of the analyzed supply.

Market data indicates that the average price for luxury housing has reached 17,679 euros per square meter, a 14% increase from 2025. Some prime areas are seeing prices as high as 27,000 euros per square meter. The number of luxury developments currently on the market has grown from 22 to 36 in a single year.

Investors and industry experts note that while pure investment was the primary driver in previous years, there is a growing trend of buyers seeking to reside in the city permanently. Latin American capital is a leading force in this shift, prioritizing security and quality of life. Additionally, ‘branded residences’—luxury homes integrated with hotel services—are becoming a major product driver in the region.
