Madrid ranks as Europe's second-largest logistics investment market

Madrid has emerged as Europe’s second-largest market for industrial and logistics investment, according to data from JLL. During the first half of 2026, the city recorded 483 million euros in investment, trailing only Dublin, which reached 551 million euros.

Madrid outperformed other major European hubs, including London (464 million euros), Hamburg (425 million euros), and Stockholm (406 million euros). This growth is attributed to the maturation of e-commerce distribution networks in the Iberian Peninsula, the nearshoring of supply chains from Asia and North Africa, and increasing demand from third-party logistics (3PL) operators.

Experts note that Spain is benefiting from its strategic geographic position, competitive real estate costs compared to central European markets, and improved multimodal infrastructure. The Spanish logistics market as a whole saw 903 million euros in investment during the first half of the year, a 40% increase compared to the same period last year.
