Madrid rental market: Two-bedroom apartment requires 13,500 euro initial payment

A viral social media report has highlighted the increasing financial barriers in the Madrid rental market. Content creator Noel Horcajada detailed the costs required to secure a two-bedroom apartment in the Arganzuela district, near Santa María de la Cabeza.

While the monthly rent for the renovated property was 1,500 euros, the total initial outlay required amounted to 13,500 euros. This total includes the first month's rent, two months of security deposit, and a six-month bank guarantee of 9,000 euros. Additionally, the proposed contract included an eight-year term with a penalty of 4,500 euros for early termination before the three-year mark.

Real estate agencies in the area confirm that landlords are increasingly utilizing bank guarantees to protect against non-payment, particularly for renovated or new-build properties. This trend is creating significant economic hurdles for tenants who lack substantial upfront savings.
