Mallorca faces housing crisis and construction labor risks

Mallorca is facing an intense housing access crisis driven by rapid demographic growth and a rigid residential supply. Due to geographical, environmental, and regulatory constraints, the supply of new housing cannot keep pace with rising demand, leading to increased prices.

To address this, authorities are promoting public housing to expand supply and improve accessibility. However, there is a risk of a “call effect” on the construction labor market. If public housing projects coincide with large-scale investments in transport, water, or healthcare infrastructure, they will compete for the same specialized workers, machinery, and materials.

Because Mallorca lacks a sufficient reserve of skilled workers to absorb this surge in activity, there may be an increased need to bring in labor from mainland Spain or abroad. This could potentially intensify demographic pressure and exacerbate local perceptions of saturation.
