Mandarin Oriental breaks ground on Miami luxury development

Swire Properties and Mandarin Oriental have officially broken ground on The Residences at Mandarin Oriental, Miami, located on Brickell Key. The luxury development, designed by architecture firm KPF, consists of two towers intended to integrate hospitality, residential living, and lifestyle experiences.

The project has demonstrated significant market demand, securing more than $1.7 billion in presales prior to the start of construction. As of October 2026, the South Tower is approximately 80% sold, while the North Tower is approximately 25% sold. The development has also been ranked as the number one most in-demand new luxury development in South Florida according to the October 2026 Haute 20™ rankings.

Construction is underway for the project, with the Miami residences estimated for delivery in 2030. The development includes 326 residences with starting prices from $4.275 million.
