Mansfield street sees high concentration of HMO conversions
Princes Street in Mansfield has become a focal point for House in Multiple Occupation (HMO) conversions, with 15 of its 42 properties now operating as shared houses or flats. Landlords are increasingly turning to HMOs to secure higher rental yields as they face rising costs and regulatory pressures. For example, a property previously sold for approximately £132,000 has been converted into a six-bedroom unit, which can generate roughly £1,000 per week compared to the £680 to £900 earned from a single-family tenancy.
Local residents have raised several concerns regarding the high concentration of these properties. Primary issues include parking congestion, which has reportedly prevented access to driveways and hindered an ambulance's ability to turn in the street. Other complaints involve waste management, specifically rat problems caused by overflowing bins, and concerns that the aging infrastructure and plumbing of the older housing stock are not designed to support multiple kitchens and bathrooms.
The National Residential Landlords Association has noted that licensing costs for landlords now range from £750 to over £2,100, contributing to the shift toward high-density rental models.
