Marseille reports decline in short-term tourist rentals

Marseille officials report a decrease in short-term tourist rentals following new measures to combat the impact of platforms like Airbnb on the local housing market. Between 2024 and 2025, the number of tourist accommodations in the city fell by 16%, dropping from 13,000 to 11,000. In the Panier district, the decline reached 35%.

Audrey Garino, the deputy mayor in charge of housing, noted that the city is addressing a severe housing crisis characterized by 54,000 pending social housing requests. To mitigate the reduction of long-term housing stock, the city has implemented policies such as limiting the rental of primary residences to 90 days per year and requiring owners of tourist rentals to provide an equivalent long-term rental property in return.

The city has also increased legal actions against unauthorized operators. Recently, a multi-property owner was fined 440,000 euros for converting residential buildings into short-term rentals without permission. Officials stated that over 70% of these multi-property owners are not residents of Marseille or the surrounding region, and approximately twenty legal proceedings are currently ongoing.
