Massachusetts voters to decide on single-family starter home initiative
Massachusetts voters will decide on Question 7, formally known as the Limit on Required Lot Size for Single-Family Homes Initiative, on November 3. If passed, the measure would permit the construction of new single-family homes on residential lots measuring at least 5,000 square feet, provided they have at least 50 feet of frontage and access to public water and sewer infrastructure.
Proponents argue that restrictive zoning laws and large minimum lot size requirements have inflated home prices and limited the availability of starter homes. One study suggests that onerous lot size requirements in Eastern Massachusetts can increase home prices by 20 percent or more. Supporters believe the reform will make homeownership more attainable for young families and seniors looking to downsize.
If the initiative succeeds, it is estimated to generate between 2,200 and 5,700 new homes annually across the state. While the measure focuses on single-family housing, other regulations regarding wetlands protections and short-term rental limits would remain in effect.
