Medellín intensifies regulation and inspections of short-term rentals
Medellín authorities are intensifying oversight of short-term rental properties to address housing concerns and ensure regulatory compliance. Between 2024 and early 2026, the district conducted 408 inspections, resulting in the temporary suspension of 105 tourist accommodations for failing to meet established standards.
Mayor Federico Gutiérrez has defended the push to regulate these rentals through the Land Management Plan (POT), stating his priority is to protect traditional residential housing and prevent the displacement of local inhabitants. While acknowledging the economic interests of operators, Gutiérrez emphasized that commercial activity must not supersede collective well-being or the quality of life for citizens.
The Secretary of Tourism and Entertainment, Ana María López, clarified that the administration does not intend to ban tourist housing but rather to ensure all providers comply with the law. This follows a significant surge in registered tourist accommodations, which grew from 521 in 2019 to 8,322 by 2026.
