Mekong Delta residents favor spacious single-story homes

In the Mekong Delta region of Vietnam, there is a distinct preference for single-story houses, often referred to as “cap 4” houses. Unlike urban areas where multi-story townhouses are common to maximize limited space, residents in this region utilize their expansive land to build wide, spacious, one-story homes.

These residences are characterized by a layout where rooms are spread out across a single level, allowing for easy movement between the living room, kitchen, and bedrooms without the need for stairs. Many of these homes feature modern yet rustic designs, incorporating elements such as decorative cement tiles, stone garden furniture, and large porches.

While appearing simple and close to nature, these properties can be quite valuable, with costs ranging from hundreds of millions to billions of Vietnamese dong, comparable to multi-story houses. The emphasis remains on large surface areas, integrated gardens, and airy living spaces that reflect the riverine lifestyle of the Mekong Delta.
