Mexico City real estate pivots to compact, lifestyle‑focused apartments

In Mexico City, home buying is increasingly seen as a lifestyle choice rather than just an investment. Buyers now prioritize proximity to work, schools and amenities, favoring smaller one‑ or two‑room apartments with features such as coworking spaces, gyms, roof gardens and shared terraces. Neighborhoods like Del Valle, Narvarte, Roma, Condesa and Nápoles remain among the most sought‑after, driven by hybrid‑work trends and the desire to reduce commute times.

A recent Latin‑American housing price survey ranks Mexico City’s rental price per square metre at $2,909, the second‑highest in the region after Montevideo. Monterrey and Guadalajara also feature among the top four, underscoring the concentration of high rents within Mexico.

The shift toward compact, amenity‑rich dwellings reflects both changing work patterns and limited space in the capital, reshaping the market for developers and renters alike.
