Mexico industrial sector shows signs of recovery
The Mexican industrial sector is showing signs of recovery following a period of lower investment dynamism caused by commercial uncertainty. According to Albertina Leal, Vice President of Corporate Strategy at Finsa, demand for new industrial spaces is beginning to reactivate.
Finsa has completed its largest acquisition cycle to date for 2025-2026, investing over $644 million to incorporate 496,000 square meters of rentable space across Hidalgo, Aguascalientes, Monterrey, and Ciudad Juárez. While foreign investment slowed between 2025 and 2026, the company noted that growth has been supported by the reinvestment of existing multinational companies operating in the country.
Data from INEGI’s Monthly Industrial Activity Indicator (IMAI) supports this trend of sectoral momentum. In July, industrial activity rose 2.7% year-over-year. Within the manufacturing sector, which saw 1.6% annual growth, the manufacture of computer, communication, and electronic equipment led with a significant 14.2% increase. This growth highlights the increasing importance of complex technology and machinery supply chains in Mexico.
