Miami housing market faces affordability and construction challenges
Miami is experiencing a divergence between its luxury development boom and its overall housing market health. According to the 2026 Realtor.com Metro Report Cards, Miami received an F grade with an overall score of 29 out of 100. This low ranking is driven by a significant lack of affordability, which scored 18.9, and a homebuilding component score of 39.1.
Economists attribute these challenges to geographic constraints, noting that the Everglades to the west and the Atlantic Ocean to the east limit expansion. This land scarcity forces much of the new construction to grow upward, resulting in a market dominated by luxury high-rise condominiums.
Despite these affordability issues, the city remains a highly active development hub. The skyline continues to be reshaped by supertall structures and branded residences, such as the 100-story Waldorf Astoria Hotel and Residences Miami currently under construction in Downtown Miami. The market features a variety of high-end developments, including fashion-branded and car-branded residences, catering to both domestic and international investors.
