Michael Burry advises young investors to buy half the home they can afford
Investor Michael Burry, known for predicting the 2008 housing market crash, has shared a list of ten life and financial recommendations for young adults. Writing on his Substack platform, Cassandra Unchained, Burry provided guidance originally requested by a 26-year-old.
A central piece of his advice is to purchase a home that costs approximately half of what one can afford. This strategy aims to reduce financial pressure and prevent individuals from being tied to jobs they dislike due to high mortgage payments. For example, if an individual can afford a 200,000 KM property, Burry suggests opting for one priced around 100,000 KM to allow for more savings and unforeseen expenses.
Other recommendations include continuous learning and exercise, utilizing compound interest, avoiding gambling, and renting rather than buying planes or boats. Burry also emphasized personal values such as being a good parent, practicing gratitude, and being generous.
Regarding real estate as an investment, Burry noted that in the United States, residential property has provided an annual return of approximately 4.5 percent after taxes and maintenance over a 50-year period. He observed that housing has significantly underperformed compared to the S&P 500 index over the last 25 years, suggesting that the primary value of a home lies in quality of life rather than pure profit.
