Milan student rental prices remain highest in Italy

Milan remains the most expensive Italian city for student rentals, though average monthly costs for a single room have seen a slight decrease of nearly 4% compared to 2025 levels. According to data from Immobiliare.it, the average cost for a single room currently stands at 704 euros per month.

Despite the price dip, finding accommodation remains challenging as demand per listing has increased by 1.4%. The number of rental contracts has decreased by 14% over the past year, suggesting a potential shift in demand toward more affordable areas outside the city center.

Prices vary significantly by district within Milan. The historic center is the most expensive at an average of 823 euros, followed by Porta Romana and Montenero at 812 euros, and Garibaldi-Porta Nuova at 807 euros. The Santa Giulia-Ponte Lambro area is among the most affordable, with rooms averaging approximately 571 euros.

In the broader Lombardy region, Bergamo has seen a significant rise in rental costs, moving from 11th to 5th place in the national ranking with an average room cost of 504 euros. Pavia has also experienced price increases, with average costs reaching approximately 400 euros.
