Fortaleza housing market surges as Minha Casa, Minha Vida sales rise
Investors are channeling funds into Brazil's Northeast real‑estate market, concentrating on Fortaleza where the expansion of Faixas 3 and 4 of the Minha Casa Minha Vida programme has broadened mortgage credit for middle‑income families. PraMorar Brasil reports that 227 units were sold in Fortaleza over the past 12 months, generating a total sales value (VGV) exceeding R$ 105.6 million, with roughly 20 % of sales made by investors at an average price of about R$ 426 000.
In the first quarter of 2026 the programme accounted for 56.37 % of all property transactions in Greater Fortaleza, totaling 2,234 units sold nationwide and 1,418 in the city. The construction sector benefits as the activity fuels job creation and attracts new services such as supermarkets, schools and clinics. Municipalities across Brazil are also expanding the scheme: Rio Verde delivered 192 apartments and aims for more than 1,000 units by end‑2026 with an additional 2,500 units tendered for 2027‑28; Cariacica opened registration for 250 Faixa 1 units from 27 July to 14 August 2024; and Araxá is processing eligibility lists for new applicants.
The programme continues to draw official attention: the Paraíba housing agency Cehap warned of internet scams exploiting the Minha Casa Minha Vida name and urged the public to use only official channels.
