Minnesota real estate laws regarding haunted houses
In Minnesota, real estate disclosure laws regarding paranormal activity are unique but do not mandate the reporting of hauntings. While Minnesota is one of only four states that specifically mention paranormal activity in its disclosure laws, the Minnesota Association of Realtors notes that such activity does not actually need to be disclosed.
Most real estate disclosures focus on physical defects like roof leaks, mold, or foundation issues. However, some states recognize “stigmatized properties,” which include homes with histories of deaths, drug activity, or claims of hauntings. In Minnesota, the “buyer beware” principle often applies, placing the responsibility on buyers to investigate potential issues that do not pertain to the physical condition of the structure.
