Málaga housing prices rise 64% since 2020
Housing prices in Málaga have increased by 64.5% since 2020. According to a report by Gesvalt based on third-quarter 2026 valuations, the average property value in the province is approximately 3,149 euros per square meter, representing an 8.9% increase over the previous year.
Rental costs have also risen significantly. The average monthly rent for a 90-square-meter apartment is roughly 1,593 euros, following a 4.6% increase in the last twelve months. This surge means a standard 90-square-meter home now costs 283,410 euros, compared to 172,260 euros in 2020.
Due to these rising costs, there is growing interest in mobile homes as an alternative housing option. Prices for these units vary widely, ranging from 600 euros for second-hand models to over 110,000 euros for high-end versions. However, local officials in areas like Álora and Cártama have noted that installing mobile homes must comply with urban planning regulations, as they are prohibited on rural land, and some advertised plots may not legally permit such installations.
