Modena micro‑apartment rented for €330 a month without gas sparks police probe

In the centre of Modena, Italy, a listing on Via Nicolò Cavallerini advertised a 7 square‑metre unit for €330 per month, despite the property lacking a gas supply. The ad, later re‑posted with a claimed size of 11 square metres and described as "commercial" rather than habitable, included a portable stove, single bed, shower and toilet. The rent was split into €200 base rent and €130 in utilities.

The tenant union Sunia Modena reported the case, prompting police to conduct an inspection on 1 August. Officers gathered evidence and forwarded the file to the municipal Office of Abuses for further action. Francesca Maletti, vice‑mayor and housing‑policy assessor, said the incident underscores the need to implement the city’s “Piano Casa” to increase affordable housing for workers, young people and families.

The investigation will determine whether sanctions are warranted and highlights broader concerns about the Italian rental market’s shift toward ultra‑small, high‑cost apartments.
