Monaco real estate market faces high prices and margin pressure
The real estate market in Monaco remains among the most expensive globally, driven by extreme land scarcity and high international demand. According to IMSEE data, the average resale price per square meter is approximately 57,569 euros. For newer properties constructed since 2020, averages can exceed 65,000 euros per square meter.
Property values vary significantly by size and location. A 50-square-meter apartment can exceed 2.8 million euros, while a 200-square-meter property can easily surpass 11 million euros. Highly sought-after areas include Monte-Carlo, Carré d’Or, Larvotto, and Fontvieille, alongside the new high-end Mareterra district.
While the market remains strong due to political stability and a favorable tax framework, the professional landscape for property dealers is shifting. High acquisition costs are leading to margin compression, as entry prices have risen to levels that limit the profitability of traditional buy-and-transform operations.
