Montpellier's rapid population growth strains housing market

Montpellier Méditerranée Métropole is experiencing one of the fastest demographic expansions among French metros, reaching about 307,000 residents—a rise of roughly 4,000 new inhabitants each year. The surge has outpaced housing construction: building permits fell by nearly 25% between 2023 and 2025 due to material costs, stricter environmental rules and developer caution. Consequently, existing‑home prices have tripled over the past thirty years while the national housing market stabilises. More than 22,000 households now await social housing, with an average waiting period of 22 months that can extend to seven years for non‑priority families. Although the city meets the SRU law’s requirement of at least a quarter of its housing stock being social, the backlog highlights the growing tension between attracting new residents and providing affordable accommodation.
