Moroccan buyers overtake British nationals in Spanish housing market

Moroccan citizens have overtaken British nationals as the leading foreign nationality purchasing homes in Spain, according to statistics from the Consejo General del Notariado for the first half of 2026.

During this six-month period, Moroccan buyers completed 4,960 free housing transactions, while British citizens recorded 4,541. This shift ends nearly two decades of British dominance in the Spanish real estate market. This is only the second time since 2007 that Moroccan nationals have held the top position.

The change in leadership occurred amidst a general decline in foreign property acquisitions. Moroccan transactions fell by 12.6% year-on-year, but the decline for British buyers was more pronounced, dropping by 21% compared to the previous year.
