Australian real estate: Mixed auction results in Sydney and Melbourne

Recent auction activity across Sydney and Melbourne reveals a varied real estate market. In Sydney, a bungalow in Maroubra with ocean views sold for $7 million, significantly exceeding its $6.5 million reserve after a bidding war between a developer and owner-occupiers. The preliminary auction clearance rate for Sydney was recorded at 45 per cent.

In Melbourne, results were more mixed. A property in Moonee Ponds sold for $1,375,000, exceeding its reserve, while a Victorian terrace in Clifton Hill fetched $1,451,000. However, a five-bedroom home in Northcote passed in on a vendor bid of $1.7 million after failing to meet its $1.8 million reserve, a move attributed to buyer hesitation following the disclosure of the reserve price under new Victorian rules. Melbourne's preliminary auction clearance rate stood at 56 per cent.

Market sentiment in Melbourne is being influenced by discussions regarding potential interest rate rises by the Reserve Bank, with some banks predicting further hikes in November.
