Muğla overtakes Istanbul as Turkey's most expensive housing market

According to the Housing Value Report compiled from Emlakjet and Endeksa data, Muğla has surpassed Istanbul as the most expensive province in Turkey for residential property. The average sales price per square meter in Muğla reached 87,244 TL, with an average total housing value of 11,341,720 TL.

Across Turkey, the average sales price per square meter stands at 41,703 TL, representing a 23.3 percent annual nominal increase. While nominal prices are rising, real monthly charts show signs of limited recovery.

In terms of growth rate, Ordu led 30 major cities with a 32.4 percent annual increase in square meter prices. Ordu was also the only city to enter positive territory regarding inflation-adjusted real changes. In Istanbul, the average house price increased nominally by approximately 1.3 million TL over the last year, exceeding the 7.1 million TL mark.
