Mumbai aims to add 30 lakh homes through redevelopment
The Maharashtra government has projected the construction of approximately 30 lakh (3 million) homes across Mumbai and the Mumbai Metropolitan Region (MMR) over the next 15 to 20 years. Deputy Chief Minister Eknath Shinde indicated that this goal will rely heavily on government-backed schemes, specifically emphasizing the expansion of the cluster redevelopment model to include areas such as Mira-Bhayandar, Bhiwandi, Kalyan-Dombivli, and Ulhasnagar.
Redevelopment is becoming a primary driver of the city's residential market. A JLL-NAREDCO study shows that over 1,000 redevelopment projects have launched in Mumbai since 2020, representing roughly 13% of residential launches and 15% of housing sales in the first half of 2026. Activity is concentrated in established neighborhoods like Borivali, Malad, Andheri, Vikhroli, and Goregaon, where vacant land is scarce.
The Slum Rehabilitation Authority (SRA) segment remains a major component of this strategy. Currently, there are 1,202 active SRA projects covering approximately 2,156 acres and involving 321,858 tenements.
