Mumbai luxury real estate hits ₹14,903 crore in Q1 FY27 sales
Mumbai’s luxury residential market recorded 1,499 transactions priced above ₹5 crore between April and June 2026, totaling ₹14,903 crore in sales for the first quarter of FY27. According to the Quarterly Luxury Real Estate Report by Lighthouse Luxury and Zapkey, the market maintained an average transaction velocity of approximately 16 luxury homes per day, valued at ₹164 crore daily.
Monthly performance showed fluctuations: April saw the highest volume with 563 registrations totaling ₹5,726 crore. May experienced a 22.7% volume decrease to 435 registrations worth ₹4,492 crore, while June rebounded with 501 registrations valued at ₹4,686 crore. The June rebound was accompanied by a decrease in average ticket size to ₹9.4 crore, indicating increased demand in the ₹5 crore to ₹10 crore entry-level luxury segment.
Worli remained the highest-value luxury destination, generating ₹2,272 crore from 97 transactions with an average ticket size of ₹23.4 crore. Other significant micro-markets included Lower Parel, Bandra West, and emerging suburban areas such as Goregaon East and Andheri West. Sumesh Mishra, founder of Lighthouse PropTech, noted that high-net-worth buyers are increasingly viewing premium real estate as a core wealth preservation strategy.
