Mumbai records highest property registrations in 14 years, up 6% in H1 2026

Mumbai registered 80,221 residential property transactions in the first half of 2026, a 6 % year‑on‑year increase and the strongest January‑June performance since 2013. June alone saw 13,302 registrations, a 15 % rise over June 2025 and the highest monthly total in 14 years. Government stamp‑duty collections rose to ₹6,968 crore, up 4 % year‑on‑year, marking the highest revenue for the period since 2013.

Market analysts attribute the surge to stable home‑loan rates, continued infrastructure projects such as the Mumbai‑Navi Mumbai International Airport, metro extensions and coastal road upgrades, and sustained buyer confidence. Knight Frank India’s Shishir Baijal noted the resilience of end‑user demand, while Guardians Real Estate Advisory’s Ram Naik highlighted that purchases are driven by long‑term investment intent rather than speculation. The trend suggests a broadening of demand across buyer segments, supporting a resilient residential real estate market in Mumbai.
