Mumbai urban landscape undergoes transformation through infrastructure and redevelopment

Mumbai is experiencing a significant shift in its urban structure driven by infrastructure expansion and a massive redevelopment boom. New connectivity projects, including the Goregaon–Mulund Link Road (GMLR), the Eastern Freeway Extension, and the Vikhroli–Koparkhairane Bridge, are improving east–west links. These developments are expected to bridge the gap between the established western suburbs, such as Andheri and Goregaon, and emerging growth corridors in the eastern suburbs like Vikhroli and Mulund.

Simultaneously, the city is seeing a surge in vertical expansion. Since 2020, more than 1,000 redevelopment projects have been launched, with redevelopment accounting for 15 per cent of housing sales in 2025 and the first half of 2026. However, experts have raised concerns regarding the sustainability of this growth. Critics argue that the increase in floor space index (FSI) may be exceeding the city's carrying capacity, potentially straining essential services such as water, power, transport, and drainage systems.
