Munich leads Germany’s soaring property prices and rents in 2026

In June 2026 Munich posted the highest median purchase price in Germany at 8,735 €/m², far above the national median of 2,937 €/m². Hamburg‑Nord followed at 7,889 €/m² and the rural Nordfriesland county at 7,857 €/m², showing high demand even outside major cities. On the rental side the nationwide median was 10 €/m², while Munich’s median rent reached 24 €/m², more than double the average.

A separate analysis of Bavarian rentals shows rents have risen by over 4 % per year on average during the past decade, especially in the metropolitan areas around Munich, Nuremberg and Augsburg. The federal government plans to ease housing pressure by introducing a new building type (type E) and allocating €4 billion for social‑housing subsidies in 2026.
