Munich record apartment sale reaches €26.5 million

In 2025 a newly built 515 sqm apartment in Munich’s inner city was sold for €26.5 million, a price of €51 450 per square metre that eclipses the previous city record of €18.7 million. The transaction was disclosed by the city’s Gutachterausschuss, whose administrative director Albert Fittkau presented the figure during the 2025 market report. The flat is believed to be part of the Falckenberg‑Ensemble development adjoining the Mandarin Oriental hotel.

The sale highlights Munich’s extraordinary housing market: average prices for new‑build apartments fell 5 % to about €10 100 per square metre, while office vacancy exceeds two million square metres—roughly 280 football fields. The record sale underscores persistent scarcity and high demand for prime residential space in Germany’s most expensive city.
