Namibia faces housing affordability crisis and farm worker retirement trends

A 2026 survey by the Agricultural Employers’ Association (AEA) indicates that 95% of identified generational farm workers in Namibia have retirement homes located away from the farms. Of the 62 generational workers surveyed, 59 possess off-farm housing. Additionally, 11% of surveyed employees have a pension or savings plan, with potential future benefits expected from the National Pension Fund.

Separately, a report from Simonis Storm Securities highlights a severe housing affordability crisis in Namibia. The average house price has reached N$1.46 million, requiring a monthly salary of approximately N$43,765 to secure financing. Experts suggest the crisis is driven by a lack of housing supply and difficulties in the building supply industry, noting that the country is failing to service the necessary number of plots to keep pace with population growth.
