Naples housing market sees record price and rent hikes in 2026
In the first quarter of 2026, Naples recorded 2,087 residential transactions, a 5.3% year‑on‑year increase, pushing purchase prices higher. New apartments cost about 1.4% more than the previous semester, while existing homes rose 1.3%, with average sale times falling to roughly four months for properties in good condition.
Rental prices continue to surge. Between 2018 and 2024, rents in the city climbed 24.8%, and the latest IFEL report projects a further 3.9% rise year‑on‑year. Current gross rental yields stand at 5.3% for apartments and 7.2% for commercial spaces, as the commercial sector hit a 20‑year peak of 923 sales in 2025. The tightening market is making home ownership and renting increasingly unaffordable for many Neapolitans, especially younger families.
