Natal, Brazil experiences rapid home‑sales surge and property‑price gains
In the first quarter of 2026, Natal saw residential vertical apartment sales climb 47% and new project launches rise 61% year‑on‑year, driven by the expanded Minha Casa, Minha Vida housing program. The average price per square metre reached R$9,283, a 13% increase, with two‑bedroom units accounting for 65.7% of the stock and economic‑price projects making up 43.3% of inventory. The neighbourhood of Neópolis contributed almost 60% of the quarter’s launches, reinforcing its role as a key growth hub. The construction sector now supports over 30,000 formal jobs and a large network of indirect employment, contributing significantly to Rio Grande do Norte’s tax revenue and GDP. Holding Moura Debeaux do Nordeste (MDNE) entered the market with the Ún1ca Veredas development, whose first tower sold out quickly.
According to the FipeZAP residential sales index, Natal ranked among Brazil’s top four cities for property‑price appreciation, posting a 9.44% rise in average residential prices over the past 12 months and a cumulative 5.03% gain in 2026. In June alone, prices rose 0.36%. The city’s average price is now R$6,421 per square metre, still below the national average of R$9,853. Barro Vermelho led neighbourhood gains with a 19.1% increase, followed by Lagoa Nova (15.2%) and Capim Macio (13.5%), the latter now the most expensive area at R$7,674 per square metre.
