Natal real estate prices rise 8.87% amid high rental profitability

Residential property prices in Natal rose by 8.87% over a 12-month period ending in July 2026, according to the FipeZAP Index. This growth exceeds both the national average of 5.46% and the accumulated IPCA inflation rate of 4.43%. Within the city, Capim Macio recorded the highest average sale price at R$ 7,771 per square meter, followed by Tirol and Ponta Negra.

In the rental market, Natal achieved a residential rental profitability of 7.85% per year. This represents the second-highest profitability in the Northeast region and the fifth highest among Brazil's 22 capitals surveyed. Experts attribute this trend to high interest rates, which discourage property purchases and drive demand for rentals, as well as urban planning revisions that have increased construction potential in areas like Candelária and Capim Macio.

Ponta Negra remains the most expensive neighborhood for rentals, with an average cost of R$ 53.60 per square meter.
