National Association of Realtors report finds no single 'data center effect' on housing

A report from the National Association of Realtors indicates that there is no uniform 'data center effect' on local housing markets or economies. While counties with high concentrations of data centers show higher median home values and faster employment growth, the report suggests these correlations may not imply direct causation.

Data shows that counties with 10 or more data centers have a median home value of $431,750, compared to $174,500 in counties with none. However, the report notes these high-density areas were already characterized by higher median household incomes, younger populations, and better education levels.

Regarding employment, high-concentration counties saw a 16% growth in employment over the last decade, compared to 2% in counties without data centers. Realtors surveyed noted that many jobs associated with these facilities are temporary and concentrated in the construction sector. Additionally, only about one-fifth of surveyed Realtors reported awareness of specific tax breaks tied to data center developments.
