Netherlands free‑sector rents jump 5% in Q2 as higher‑end units disappear

Rental prices in the Dutch free‑sector rose about 5 % year‑on‑year in the second quarter, reaching an average of €20.94 per square metre. New tenants paid roughly €1,882 per month, meaning a gross monthly income of about €5,650 is now required for an average free‑sector home.

Supply tightened further: 11,389 free‑sector homes were listed while 12,150 units left the market through rental or withdrawal, resulting in a net loss of 761 units. The shortage remains acute, with landlords increasingly selling properties.
