Netherlands houseboat prices average €466,000

According to data from NVM Brainbay, the average sale price for a houseboat in the Netherlands was €466,000 last year, which is lower than the €494,000 average for regular residential homes.

In 2025, a total of 235 houseboats were sold, with the majority of transactions occurring in Amsterdam. While houseboats are generally cheaper than standard homes, they typically offer less living space per euro spent.

Certain municipalities show a high concentration of houseboat sales relative to total housing transactions. Kaag en Braassem ranked in the national top five, with houseboats accounting for 1.4 percent of all homes sold in that area. De Ronde Venen recorded the highest proportion at 2 percent.
