Netherlands housing market: Rent increases and legislative reductions

The Dutch rental market is experiencing significant shifts due to new legislation and rising costs. Following the implementation of the Affordable Rent Act (Wet betaalbare huur), which aims to protect tenants from excessive rents, 14 major municipalities have reported 57 instances of rent reductions.

Simultaneously, rental prices in the private sector have reached new highs. Data from Pararius and Huurwoningen.nl indicates that average monthly rents for private sector homes rose to approximately 1,914 euros in the third quarter of 2026, a 1.7 percent increase from the previous quarter. This rise also increases income requirements, as landlords typically demand a gross monthly income of at least three times the rent, setting the threshold at roughly 5,742 euros per month.

Comparisons between renting and buying suggest that an individual earning the income required for an average rental could potentially secure a mortgage of approximately 333,000 euros. Under specific conditions, such as a 30-year annuity mortgage with a 4.5 percent interest rate, the monthly mortgage payment would be roughly 1,687 euros, which is about 227 euros less than the average monthly rent.
