Netherlands housing prices near €500k as Portugal market shows slowdown
In the Netherlands, the average price of an existing home reached €487,383 in May 2026, up 0.6% from April and 16.6% above the July 2022 peak. Transaction volume fell 2.5% year‑on‑year to 19,120 sales, with roughly 65% of homes sold above the asking price. Portugal’s housing market recorded a 17.8% year‑on‑year increase in the first‑quarter Housing Price Index, a slowdown from the previous quarter and the first deceleration in nearly two years. Existing‑home prices rose 19.7%, while new‑home prices climbed 12.6%. Transaction volume dropped 8.7% year‑on‑year to 37,745 homes, with the total value of transactions reaching €9 billion, a 3.2% rise from the same quarter in 2025. Foreign‑buyer activity also declined, particularly from the EU.
