Netherlands rental market shifts as landlords sell properties
New rental regulations in the Netherlands are driving a shift in the housing market, as landlords increasingly opt to sell properties rather than continue renting. This trend, described by some legal experts as an ‘afsterfregeling’ (dying-out regulation), is resulting in a surge of renovated homes appearing on platforms like Funda.
While the movement is successfully pushing malafide landlords out of the market and increasing sales inventory, it is creating significant challenges for tenants. Landlords are reportedly utilizing rights to refuse new tenants while maintaining existing rent levels, which can make housing unaffordable for current residents. This has led to instances of tenants being forced to vacate their homes due to the economic pressures created by the new housing laws.
